- How long have you been in the residential new construction business as a contractor?
- What is your education background?
- How many spec homes do you currently have?
- How many homes do you typically build in a year?
- In what areas have you, or do you build?
- How many homes are you currently contracted to build right now?
- Do you use the same subcontractors on all of your homes? If so how long have your subs and employees been with you?
- How often do you go out and check the job site yourself?
- Will I (We) be dealing primarily with you throughout the process or a supervisor? If a supervisor, does that individual have the authority for final decisions?
- How do you handle change orders?
- Do you have a designer or employee who assists with selections?
- Can you provide references from past clients, vendors, subs, lenders?
- Which lender do you prefer to use for your construction loans?
- What type of warranty program do you offer?
- Is there someone from your company who will be accessible to us, or our realtor throughout the construction process?
- Once you have a contract, how long will it take for you to begin construction?
